The Story
Umesh bought the Surrey Road property as an investment, with an old home on the block that had had its day. His plan was to knock it down and build two architecturally designed units to sell, so the build had to run on time, on budget and finish to a standard buyers would pay for.
Surrey Road is a busy main road with scarce parking, constant traffic and tight site access. We planned how the site would run before work started, with dedicated traffic management and careful staging of machinery and deliveries, so the build kept moving safely without disrupting the road or the neighbours.
Both units share a layout designed for family living, with open-plan living and a master suite downstairs, and a retreat, three bedrooms and two bathrooms upstairs. Each has its own look from the street. Unit 1 has a cantilevered front entry, and Unit 2 is anchored by a 1,200mm-wide Vic Ash staircase. Powder-coated steel beams run through the alfresco areas, the ground floor is finished in textured Hebel render, and the upper level is clad in James Hardie Axon. Inside, there are Calacatta stone benchtops, blackbutt flooring and floor-to-ceiling tiles in every bathroom. The project was completed in under 11 months, Christmas shutdown included, and both units sold.
Client Testimonial
As a developer, workmanship and turnaround time are both critical, especially on a premium suburb like Blackburn. What I wanted from Blair and the team was peace of mind, and that's exactly what I got. I never had a sleepless night through the whole build. The site stayed clean and well organised from day one, and at final inspection there was hardly anything to point out.

Craftsmanship & Build Process
For a developer, the numbers only work if the build does. Every finish and material was mapped out from the start, which made a fixed contract possible on a project this complex and gave Umesh certainty on his costs from day one. Weekly in-house meetings kept every milestone on track without rushing any trade.
